Kerry Webster-Humphreys, CPM®

President

Expert Property Management with Humphreys Residential

With over 35 years of experience, Kerry is a trusted leader in the property management industry. A CPM® (Certified Property Manager®) and California Real Estate Broker, she holds a Bachelor of Science from Natal University, South Africa, and a California Real Estate Broker’s License. Her professional journey has also included holding a Series 7 Securities License and working as an Investment Advisor with Payne Webber, giving her unique insight into real estate from both an investment and management perspective.

Kerry began her career at Trammell Crow Residential in Phoenix before spending 15 years as Director of Operations for BRE Properties (an Essex company) San Diego, where she managed a multi-family portfolio of up to 2,000 units. Her expertise ensures top-tier service for both owners and tenants alike.

Beyond her professional roles, Kerry has made significant contributions to the industry. She served as President of the IREM® San Diego Chapter in 2010 and as a National Council member for IREM®. She has also been a director on the board of the Mission Bay Real Estate Association and remains active with the Point Loma Real Estate Association and NARPM® (National Association of Residential Property Managers), where she currently serves as the Education Chair. Kerry is an active member of the Southern California Rental Housing Association, having served on the board for six years.

Craig Humphreys

Vice President

Craig earned a Bachelor of Arts from the University of Natal, Durban, South Africa, and an Associate’s Degree in Culinary Arts from the Scottsdale Culinary Institute.

As a key member of the team, Craig manages bidding and coordination of special maintenance projects, along with providing operational support. His extensive experience in service operations ensures exceptional value for tenants and owners by reducing maintenance costs and maximizing net cash flow. Known for his organizational abilities and communication skills, Craig handles tenant relations and vendor oversight with diplomacy and effectiveness, helping to maintain the appearance and condition of rental properties cost-effectively.

Isla Reyes

Portfolio Manager

Isla brings property management experience dating back to 2014 to her role as Portfolio Manager at Humphreys Residential. Her career began as a Leasing Specialist after a referral from a family friend. She quickly discovered a passion for helping people find a place to call home and building lasting relationships with residents.

Much of Isla’s experience comes from working with large multifamily communities. Before joining Humphreys Residential, she served as a Regional Manager Assistant supporting a portfolio of nearly 900 units. Today, she enjoys bringing that experience to a smaller, more personal setting where she can get to know the properties, owners, and residents. She is also continuing her education with plans to major in Accounting.

Isla especially appreciates the collaborative and supportive environment at Humphreys Residential. Having a coffee shop and Barnes & Noble nearby is an added bonus!

Outside of work, Isla enjoys reading and spending time with her husband and dog. A fun fact: given the opportunity, she would absolutely ride a dragon to work.

Her favorite movies depend on her mood, with Twilight, Harry Potter, and 50 First Dates among her go-to choices.



Isla’s dream travels would begin in Europe, exploring historical sites connected to World War II. From there, she would set her sights on visiting as many national parks as possible.

Tessa Masood

Portfolio Manager

Tessa Masood, a Portfolio Manager at Humphreys Residential, has over 24 years of extensive experience in property management. Tessa specializes in managing luxury, single-family, multi-unit, and mixed-use properties, showcasing a diverse and deep expertise in the field.

Tessa's journey into property management began unexpectedly at the age of 20 when she was invited to assist a property manager at the luxury community where she lived. This early opportunity sparked a lifelong passion for the industry. After a brief hiatus, Tessa returned to property management at 24 and has continued to thrive professionally, finding a rewarding balance between career advancement and raising her children.

At Humphreys Residential, Tessa appreciates the professionalism, supportive training, and positive company culture she has experienced so far. An interesting and lesser-known fact about Tessa is her past experience as a DJ, performing at various events alongside her kids and creating joyful family memories.

In her leisure time, Tessa enjoys watching classic films such as "Forrest Gump" and "Cast Away," drawn to their compelling stories and inspirational messages. Additionally, Thailand stands out as Tessa's dream travel destination, embodying her desire for adventure and exploration.

Jess wilhelm-Brown

Property Management Coordinator

Jess brings hands-on leasing and property management experience to the Humphreys Residential team. After graduating from college, he moved to San Diego and began his career with American Assets Trust, handling leasing for a 182-unit apartment community. He then joined Cassidy & Associates Real Estate as a property manager, overseeing a portfolio of 150 residential units and small apartment buildings.

Jess earned a bachelor’s degree in Business Administration with a concentration in Real Estate Finance from California Polytechnic State University, San Luis Obispo. His academic background complements his practical experience in property management.

As Property Management Coordinator, Jess is excited to contribute his experience to Humphreys Residential. He especially appreciates his coworkers and the enjoyable work environment that make being part of the team rewarding.

Outside of work, Jess enjoys football and live music. He loves spending time outdoors, whether he’s hiking, camping, or heading to the beach, and enjoys attending live music events.

One of his all-time favorite movies is Black Hawk Down. If he could travel anywhere in the world, Thailand would be his destination of choice.

Leo webster

Admin Support, IT manager

Leo is an integral part of the Humphreys Residential team, providing exceptional administrative support and managing IT operations in the office. From handling mail, to troubleshooting network and office issues, Leo ensures everything runs smoothly behind the scenes.

What Leo loves most about working at Humphreys Residential is the close-knit, family-like atmosphere and the team's dedication to serving all of San Diego. Plus, the convenience of working just a mile from home is a definite bonus!

Outside the office, Leo has a fascinating background in live entertainment, having worked on events ranging from intimate gatherings of five people to massive productions with audiences of 20,000.

A fan of movies with heart, one of Leo's favorites is Sonic the Hedgehog 3, which reminds us all that true identity comes from within. When it comes to travel, Leo dreams of exploring Bangkok and other vibrant parts of Asia to soak in the culture and experience unforgettable adventures.

Mau Mancao

Maintenance Coordinator

Mau Mancao plays a key role as the Maintenance Coordinator, ensuring that properties are well-maintained and running smoothly. Starting out in the customer service industry, Mau spent three years honing skills in communication and problem-solving. The pandemic inspired a career pivot to remote work as a real estate virtual assistant, ultimately leading to a fulfilling role in property management.

What Mau loves most about working at Humphreys Residential is the opportunity to share ideas and feel truly heard. The strong sense of belonging and the family-like environment make every day rewarding.

Outside of work, Mau is a talented home chef who loves experimenting with new recipes using whatever ingredients are on hand—a creative skill that always leads to delicious results!

When it comes to movies, Mau adores the Thai film How to Make Millions Before Grandma Dies, a unique and thought-provoking favorite. As for travel dreams, Switzerland tops the list as a must-visit destination for its breathtaking beauty and charm.

Jaze Lebria

Customer Care

Jaze Lebria serves as the Customer Care Coordinator. Holding a degree in Business Economics, Jaze began a professional journey as a leasing staff member at a major mall. When the pandemic reshaped the workforce, Jaze pivoted to a virtual assistant role, leveraging skills and training to align with the property management industry. After completing certifications and specialized training, Jaze joined Humphreys Residential, finding a workplace that fosters collaboration and mutual support among departments.

What Jaze appreciates most about working at Humphreys Residential is the incredible team support and collaborative problem-solving. One of Jaze’s favorite moments is celebrating a leased property with a shared team dance during meetings—a joyful tradition that highlights the team’s bond.

A fun and surprising fact about Jaze is the inability to whistle—despite trying—and an amusing tendency to get a stomachache when overly excited or nervous, a unique quirk that adds a touch of humor to daily life.

Jaze’s favorite movie is the Bollywood classic 3 Idiots, a comedy-drama that beautifully captures themes of passion, sacrifice, and friendship. The film’s humor and life lessons make it a timeless favorite.

When it comes to travel dreams, Jaze hopes to visit Zermatt, Switzerland, or Edinburgh, Scotland, to immerse in breathtaking scenery and rich cultural history.
